Rental Policy

Guest Rental Agreement

This Short-Term Rental Agreement (the ‘Agreement’) is made by and between MPM Vacation Rentals and guest(s) as listed and accepted on the listing site. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 

When you stay with MPM Vacation Rentals at one of our properties you agree to the following terms and conditions. 

Term: The lease term is outlined and agreed upon to the following Addendum: Please- no early check-in or late check-out. Unless you have been given prior consent. If you overstay or check in early without prior consent, we reserve the right to charge the card on file for half a day’s stay and you must still vacate the home immediately. Should you choose to not vacate on the date specified on the booking site, then the daily rate will be doubled, and legal proceedings will begin immediately to remove you from the property. All expenses incurred during the process shall be paid by guest(s). 

Check-in instructions will be sent after full payment and signed rental agreement.

You must be 18 to rent a one-bedroom home and 21 to rent a two or three-bedroom, 25 for 3 bedrooms or more. Individual property owners reserve the right to restrict the ages of their own homes.


There will be an additional $100 fee per unauthorized guest at the property. Please be sure to notify us if the number of guests has changed on your reservation PRIOR to your arrival. 

TravelEase Protection: Guests are required to pay a non-refundable fee per reservation (already included in your reservation total). 

  • Rescheduling & Cancellations: The guest may cancel their reservation for any reason up to 14 days prior to check-in for a 100% refund and 50% refund for 7 days. The guest is allowed to move their reservation to a later date within 6 months from their initial reservation; with subject to availability. The rate for the rescheduled reservation will need to be equal to the rate of their original reservation. (exceptions are left to be decided by MPM Vacation Rentals)
  • Damage Protection: covers $200 of unintentional damages to the property (any damages that exceed the $200, intentional or unintentional, will be charged to the credit card on file).
  • Inclement Weather: The guest is allowed to move their reservation to a later date within 6 months from their initial reservation; with subject to availability. The rate for the rescheduled reservation will need to be equal to the rate of their original reservation.  

The guest agrees to be responsible for any damages to the property caused by the guest or their guests during the rental period. The guest agrees to pay for any repairs or replacements needed as a result of such damages. The damage protection does not constitute liquidated damages and does not in any way release you of any liability. Excessive Damages will result in criminal CHARGES being filed. 


Guest Responsibility: We ask that before you begin to unpack and settle in, please take a quick look around and notify us immediately of any issues that you see that may need attention. MPM Vacation Rentals is available seven days a week to address any situation. Being proactive allows us to address any issues and make your stay as pleasurable as possible. No refunds will be issued unless we are notified of a problem during your stay that we cannot resolve or cannot relocate you to another property and/or the problem renders the home uninhabitable. 

All guests will receive an email or text instructions for access and specific directions to the property. We ask that you prioritize printing them out and know where you are going and how you will get in before you leave your home. GPS may not be reliable in the rural communities. 

Access: Guests shall let the MPM management or employees of the MPM have access to the property for purposes of repairs and inspection. MPM shall exercise the right of access in a reasonable manner. Scheduled maintenance will be performed when the home is not rented out, except for lawn, hot tub, and pool maintenance. 

Housekeeping: There will be no daily housekeeping service. We do not permit towels or linens provided to be taken out of the home for any reason. When you arrive, the home will be clean and set up with linens and as a courtesy, we include the following list of supplies in appropriate amounts to accommodate the number of guests: 

*Bath towels, hand towels, washcloths and paper towels 

*Dishwasher soap, hand soap, toilet paper, tissues & bath soap. 

*Paper products are a starter amount only and you may need more depending on your stay with us. 


As a courtesy at some of our properties, we may include coffee products, as well as some basic spices for cooking at some properties. Please feel free to use what you need and leave the remainder for the next guest. 


If there is a complaint regarding the cleanliness of the home, the guest will need to notify us within 12 hours of their check-in. Our desire and goal is for the home to be perfect when our guests open the door for the first time, but honest mistakes are sometimes made. There will be no refunds or compensation if the problems have been taken care of in the first 24 hours of the stay and we have been notified as requested in the first 12 hours. If something is broken on the property when you arrive or during your stay, please let us know as soon as possible. We will do our best to repair or replace the broken item. If it is not possible to replace or repair what is broken, we will take each situation case by case as to whether any compensation will be given to the guest. Should the Guest’s use and activity require more than regular cleaning services, the Guest will be charged for associated excess costs.


Reporting repairs does not give the Guest the right to cancel this Agreement or receive a refund of any payments made.


Mail Services: You may ship directly to the home that you are staying in using Fedex or UPS while your are in the home, however we can not guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange. **We are not responsible for any lost, damaged or delayed deliveries. Returning late deliveries after a guest has left will incur an additional fee, plus cost of shipping.


Movement of furniture: Please do NOT bring any outside furniture into the homes. We also request that furniture is NOT moved between rooms or upstairs\downstairs. Our homes have beautiful floors some of them hardwood that are in pristine condition and we want to keep them that way. If any damages occur by the above movement the guest will be charged for repair work involved. 

Pest Control: We subscribe to a monthly pest and mosquito service; this does not guarantee a bug will not make an appearance during your stay. We are unable to offer any guarantee or refund for the occasional bug that may make it inside the home. We are not responsible for coming out to kill and pest and will not be held liable for any bites from any insect or spiders. If there is an infestation or an unusual amount of insects or spiders, please contact us immediately so that we can have our professional Pest Control company come re-treat the property. 

Septic System: Please remember that anything that flushes down goes right into the ground. DO NOT USE LIQUID PLUMBER OR SIMILAR PRODUCTS. DO NOT FLUSH anything other than toilet paper. Feminine hygiene products should NOT be flushed at any time! That also includes baby wipes and tissues!!! Guest will be responsible for damage caused to the septic tank due to improper use.  

Pets: The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises without prior written consent they shall be subject to a $200 charge, this Agreement, and any Security Deposit up to $200 shall be forfeited. All pet waste must be picked up by guest. Pet waste found on the property will result in a $75 charge.  


Smoking Policy: Smoking on the Premises is prohibited. If the Guest smokes in or on the premises, we shall the unit they will be immediately subject to a $250 charge for remediation.  


Subletting: The guest does not have the right to sublet the Premises. 


Trash: The Guests shall dispose of all waste material generated during their reservation term under the strict instruction and direction of the Host. 

Quiet Enjoyment: The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement. Quiet hours are from 10:00 PM to 7:00 AM. 

Water Level: If you are renting a house that is on a Lake, please be aware that MPM Vacation Rentals has no control over the lake level. The Army Corp of Engineers will lower the water based on the needs of the area. You are renting the property at your own risk and we cannot guarantee the lake level to be at full pool during your stay. There will be no refund(s) because of this issue. 

Check-out Procedures: Prior to checkout, please place all dishes in the dishwasher and start it, so that the dishes are clean when the cleaners arrive. Please follow the instructions in our Welcome Book! Before leaving, set the thermostats to Keep air conditioning above 70 degrees. 

Guests are required to lock all doors before departing the premises. Any damages resulting from improper locking shall be the responsibility of the guest.

Use of Premises: The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.

Fireplace(s)(if applicable): Some of our homes have fireplace(s), that are available for use from October thru April. Please follow the instructions in our Welcome Book. If for any reason the pilot light is shut off by the guest and requires to be relit there will be a $100 fee. 

Hot Tub(if applicable): WAIVER OF LIABILITY FOR HOT TUB or JACUZZI TUB: The renter understands that there are special risks involved in the use of Hot Tubs or Jacuzzi Tubs. The renter is aware there are potential dangers to children who are not carefully supervised, as well as any person using a hot tub or Jacuzzi too long or if a person has health risks, is intoxicated, using any kind of drugs or medication, or is pregnant. Tenant agrees to waive any claim whatsoever against MPM Vacation Rentals and the owner of the property for accidents or injury arising from the use of the hot tub or Jacuzzi tub. Renter agrees that he/she is responsible and liable for any damages that occur to the hot tub or Jacuzzi through their or their guest’s misuse or negligence. Should the renter or renter’s guests contaminate the water, the renter agrees to an additional charge of $150.00 to cover the cost to drain, clean, and refill the tub and remediate the contamination of the filtering system. As the renter, you agree that the property owners, MPM Vacation Rentals, and its employees shall not be liable for injury or death, or the injury or death of your invited guests. This Disclosure and Waiver of Liability is incorporated into the Terms and Conditions of this contract. The hot tub will be ensured to be in working order as part of cleaning. If, for some reason, it breaks during your stay we will make every effort to repair it and make it usable. No compensation will be paid for hot tub failures. 

Shuffleboard table\Pool Table (if applicable): Some of our homes have high-end shuffleboard and/or pool tables to enjoy. We ask that: 

  1. NO children under the age of 12 will be allowed to use. 
  2. All children over the age of 12 need to be supervised by an adult. 
  3. The shuffleboard has a special wax that looks like sawdust, it needs to be left on the table. 
  4. The scoring mechanisms for the shuffleboard are VERY FRAGILE. Please use extreme caution! 

Repair costs for any damages to tables will be directly charged to the guest. 

Water Equipment (if applicable): Please use kayaks, paddleboards, floats, and life jackets. All that we ask is you please BRING THEM UP from the dock and restore them to their proper holding area. Failure to do so will cause you to incur a relocation fee of $75.00 

Additional Terms & Photo Identification 

You must meet the minimum age requirement for renting this home as outlined on the Addendum and provide photo identification with the reservation. This is for your protection against fraud. You will also be required to complete our guest screening/ background check prior to your stay. Your booking shall be subject to cancellation if this is not completed prior to your check-in. 

This home has a maximum occupancy limit as outlined in the Addendum. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction. House parties are strictly FORBIDDEN and are grounds for IMMEDIATE EVICTION. Illegal substances are strictly prohibited and are grounds for IMMEDIATE EVICTION. 

Contract Termination: Management reserves the right to terminate this contract and ask all occupants to leave the premises immediately for any of the following reasons:

  • Exceeding the maximum occupancy for the property or have additional guest not included in your reservation total. 
  • Breaking the no pet policy.
  • Breaking the no smoking policy.
  • Disturbing the peace.
  • Damage to the property.
  • Any illegal activity.
  • Subletting the property.
  • Using the property for any form of commercial photography without permission.
  • Any other breach of this contract.

Wildlife: For property located in the mountain area there are bears and all types of wildlife in the area. Do not leave food outside for pets. It will bring unwanted guests. Please make sure all doors and windows are locked before leaving the property.

Host Liability: The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury, or loss. Property guests and guardians assume all risk of injury or other loss resulting from any recreational activity and will hold the Owners and Management Company harmless with respect thereto. Property guests hereby agree to indemnify MPM Vacation Rentals and the property owners harmless from any and all claims, including those of third parties, arising out of or in any way a result of the guests’ use of the premises or items therein. By accepting this reservation, it is agreed all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. The Guest expressly recognizes that any insurance for property damage or loss that the Host may maintain on the property does not cover the personal property of the Guest and that the Guest should purchase their own insurance for their guests if such coverage is desired. 

Attorney’s Fees: The Guest agrees to pay all reasonable costs, attorney’s fees, and expenses that shall be made or incurred by the Host enforcing this agreement. 


Illegal Activity: The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent. 

Possession: Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use. 

Governing Law: This Agreement shall be governed and subject to the laws located in the jurisdiction of the Premise’s location.
